As of Shriram Properties' February 2026 update, its Uttarpara portfolio covered about 5 million sq. ft. across seven projects, with around 80% already sold. Apartment towers make up a large share of this, led by Grand One (HIRA/P/HOO/2018/000005) and Sunshine One (HIRA/P/HOO/2019/000654).
Sunshine Two (WBRERA/P/HOO/2023/000092) is the current under-construction apartment phase with possession targeted around 2028, and a newer extension marketed as Sunshine Phase 3 has been listed with 2 and 3 BHK homes at roughly ₹40 to 70 lakh. Verify the RERA number of the exact tower before booking.
Reported apartment sizes in the early phases range from about 469 to 1,119 sq. ft., covering compact 1 BHK starter homes, 2 BHK family flats and 3 BHK apartments. For buyers who want more room, Symphony and Springfield offer about 1,260 sq. ft. double-decker homes inside apartment buildings.
Looking ahead, management commentary indicates roughly 137-140 acres could be available for future development at Uttarpara, with an investment of around ₹4,000 crore planned for 7-10 million sq. ft. that includes new apartment towers alongside villas, retail, offices, senior living, a school and a hospital. Tower names, sizes, prices and RERA numbers for these future towers have not been announced yet.
